JOHOR BARU: Engaging the services of a property manager who is adept at administering your stratified properties is a good long-term investment, particularly for strata title property owners.
Such a manager would ensure that one’s stratified housing's maintenance would be conducted in a systematic fashion.
According to Adzman Shah Mohd Ariffin, chief executive officer of real estate solutions provider consultant company ExaStrata Solutions Sdn Bhd, a good property manager is indispensable for strata property owners, as they will take responsibility for managing one’s property's maintenance.
This is especially important for owners who do not live in their units.
"Maintenance of residential property, such as condominiums and apartments, which come with service amenities and facilities, is not the responsibility of a single owner. It is the collective responsibility of all purchasers who live under the same property," said Adzman, who was an invited speaker at the Johor-leg of the New Straits Times Press MyRumah Property Showcase at Komtar JBCC, here.
Adzman said owners often face problems after only a year of moving in, as maintenance of their block, including the common areas and facilities, is the developer's responsibility.
"It can be a nightmare when the building maintenance is fully surrendered to the residents’ care, as not many are willing to give their commitment to forming a Joint Management Body or Management Committee when it comes to regulating building maintenance and house rules," he said on the last day of the MyRumah Property Showcase.
